WorkPad Floral Street, Covent Garden

44a Floral Street sits on a pedestrianised stretch of Covent Garden between James Street and Bow Street, moments from the Piazza, in a yellow-brick building with arched red-brick window surrounds whose ground floor has long been a restaurant unit (Bertorelli's ristorante historically, Busaba Eathai more recently — not part of the office demise above). The sheet names "WorkPad" as operator, but no independent source ties WorkPad to this address: none of WorkPad's roughly 20 campaign emails to [email protected] (Jan 2025-Jul 2026, enquiries@/conor.b@/[email protected]) mention Floral Street — their Covent Garden stock in those emails is 42 & 34 Tavistock Street, 41-44 Great Queen Street and Tower House on Southampton Street instead — and every independent listing found for this building (a 2023 Colliers "Property of the Week" email, CBRE's own current listing carried via the OpenOffices portal, and Beem Real Estate's live Rightmove listing) markets it as a conventionally agented office letting, not a managed/flex product, with no operator brand named.

1 private office is listed: the whole 2nd floor, 1,517 sq ft, quoted at £22,200/month GBP (£740/desk) for the sheet's own raw desk range "20 - 30 + MTRs" — used here as 30 desks per the copy-1:1 policy — on a 24-month minimum term, self-contained with its own demised kitchen and breakout area per the sheet's note. Beem Real Estate's current Rightmove listing for what appears to be this same 2nd floor quotes a lower £21,750/month (~1,500 sq ft); Colliers separately quoted the smaller 1,490 sq ft 1st floor at £13,600+VAT (rent, rates and service charge combined, autumn 2023). Both are kept as corroboration only — price_per_month below is the sheet figure, unchanged.

Covent Garden Underground station (Piccadilly line) is a short walk away, with Leicester Square and Holborn also within walking distance — exact distances not independently sourced this session, verify.
