Workplace Plus Carnaby Street, Regent Street

44 Carnaby Street is a period terraced building on the corner of Carnaby Street and Ganton Street in the heart of Soho, standing directly above RIXO's fashion boutique at street level. The upper floors are fitted out as private office space behind the building's original timber sash windows, with a retained period fireplace in one room and exposed London-stock brick visible from several others, while the working areas themselves are simply finished in white with stripped wood flooring and reclaimed-timber desking.

One managed suite is available now: a 1st-floor office of 2,968 sq ft at £27,800/month, listed in FlowSpace's own availability data as 'desks TBC'. Two independent marketplace listings for this exact suite (Hubble and The Workplace Company) both put the fit-out at 36 desks with a boardroom, a private terrace and a further meeting room, on a 2-5 year term — those figures are corroboration only and are not substituted for the sheet's own numbers; see missing[] for a caution about how closely this quote tracks a separate brokerage listing for the same address.

Oxford Circus (Bakerloo, Central, Victoria lines) is roughly a 3-minute walk, with Piccadilly Circus about 6 minutes and Tottenham Court Road (Central, Northern, Elizabeth lines) about 8 minutes — walking times as quoted by the marketplace listing, verify independently.
