8-10 Pollen Street — marketed under the project name "Pollen8" — is a newly redeveloped CAT A+ office building on a characterful pedestrianised street in prime Mayfair, a minute from Hanover Square and close to New Bond Street and Savile Row. It was developed by Morgan Capital (contractor GPF Lewis, architect Campbell Architects), with Colliers International and Rx London LLP jointly instructed as leasing agents — Rx London is a property advisory/leasing agency, not a flex operator, and does not manage the building day-to-day.

Two private-office floors are currently available: the 2nd floor (2,193 sq ft) and 3rd floor (2,047 sq ft), both delivered to a high-spec CAT A+ fit-out with exposed brick, floor-to-ceiling glazing and underfloor heating/cooling. Neither desk counts nor a fixed monthly rent are published — both floors are quoted "On Application" by price per sq ft, offered on a traditional or managed lease basis; once agreed, any rent would be billed in monthly GBP.

The building is a four-minute walk (verify) from both Bond Street and Oxford Circus Underground stations, with access to the Central, Jubilee, Bakerloo, Victoria and Elizabeth lines (verify).
