BASE 45 Old Bond Street, Piccadilly

45 Old Bond Street is a prestigious corner building at the Mayfair/St James's boundary, its flamboyant late-Victorian stone façade — steep gables, dormer windows and wrought-iron balconies — anchoring the southern end of Old Bond Street with ground-floor luxury retail beneath. The upper floors have been comprehensively refurbished into contemporary office space, now run by BASE (baseoffices.london) on a fully managed, one-bill model covering rent, fit-out, IT, cleaning and coffee.

One private office floor is available now: the 2nd floor, 65 desks across 4,741 sq ft, with 4 meeting rooms, a kitchen/breakout island and glass-partitioned private offices. Priced from £82,661/month (£1,272/desk, £209/sq ft) — monthly GBP.

Green Park station (Jubilee, Piccadilly & Victoria lines) is the nearest stop, a short walk south (verify); Piccadilly Circus (Bakerloo & Piccadilly lines) and Bond Street (Central, Jubilee & Elizabeth lines) are both also within walking distance (verify).
