Rx London Thirty High, Victoria

Thirty High (formerly Portland House) is Landsec's 30-storey office-led redevelopment at Bressenden Place in Victoria, directly opposite Victoria Station. Designed by BGY (Buckley Gray Yeoman), the scheme retains the original 1960s structure while delivering roughly 265,000 sq ft of workspace plus 25,000 sq ft of amenity space, targeting BREEAM 'Outstanding', WELL Core Gold and NABERS 5-star. Practical completion/launch is expected in 2026.

20 whole-floor private offices are being marketed across the tower, ranging from roughly 7,815 to 10,958 sq ft each, all currently in Cat A / shell-and-core ('Not Fitted') condition requiring tenant fit-out. Desk counts are not published and rent is quoted on application by the square foot rather than per desk or as a fixed monthly figure — prospective occupiers should confirm pricing directly; any monthly figures agreed would be in GBP.

The building sits less than a minute's walk from Victoria Station (National Rail plus Underground Circle, District and Victoria lines), one of London's best-connected interchanges. St James's Park Underground station is roughly a 10-minute walk (verify).
