RX London Nexus, Blackfriars

Managed by RX London, Nexus at 25 Farringdon Street is a 157,843 sq ft, 14-storey workspace on the east side of Farringdon Street, opposite Goldman Sachs' Plumtree Court and moments from Ludgate Circus. Originally Fleetway House, the building was extensively refurbished, reclad and extended (four new upper floors) and rebranded as Nexus, and is now owned and managed on site by Brookfield. It sits at the meeting point of the City and the fast-changing Farringdon district, with the Elizabeth line, Thameslink and the Central line all within a short walk.

One self-contained floor is available: the 5th floor, 14,709 sq ft fitted for around 130 desks, quoted in the RX London deck at £180 psf (£220,635 pcm) on a fully managed basis (treat pricing as to-be-confirmed — external agent listings quote materially lower and the floor is shown 'Under Offer', see notes). The floor carries a new Cat A+ fit-out and is served by a refurbished reception, three lifts, five meeting rooms and four call pods, a kitchen, and an on-site cafe and restaurant, plus new end-of-journey facilities with showers and bicycle parking.

Transport is a core strength: City Thameslink (Thameslink National Rail) is roughly 2-3 minutes' walk, Farringdon (Elizabeth line, Circle, Hammersmith & City, Metropolitan and Thameslink) about 7 minutes, Chancery Lane (Central line) around 5-6 minutes and St Paul's (Central line) about 7-8 minutes, with Blackfriars (Circle, District, Thameslink National Rail) roughly 9-10 minutes (walking times estimated from geography, to verify). The building is surrounded by the amenities of Farringdon, Clerkenwell and the City, with the restaurants and bars of Cowcross Street and Smithfield close by.
