Parchment House is a converted Victorian warehouse at 13 Northburgh Street in Clerkenwell, its exposed brick facade and arched windows fronting the quiet junction of Northburgh Street and Pardon Street. BASE runs the 2nd and 3rd floor as a fully managed, single-bill office — rent, fit-out, IT, cleaning and coffee — inside a design-led refit (by Peldon Rose) that keeps the building's original brick and cast-iron columns alongside a fitted kitchenette, meeting booths and a breakout lounge with soft seating.

One private office suite is available now: an interconnecting duplex spanning the 2nd and 3rd floors, 4,461 sq ft with 50 desks and three meeting rooms (per third-party sources — the FlowSpace sheet note states two). Priced at £46,100 per month (all prices monthly GBP).

Barbican and Farringdon stations are both roughly 0.3 miles away (about a 6-7 minute walk, distance-derived — verify), with Old Street around 0.6 miles further north; Farringdon also connects to the Elizabeth Line and Thameslink.
