Holbein Gardens is Grosvenor's flagship net-zero office redevelopment in Belgravia, a one-minute walk from Sloane Square. The scheme reworked a 1980s office block into 26,500 sq ft of Grade A workspace across six floors, achieving BREEAM Outstanding, NABERS 4.5-star and an EPC A rating, with a rooftop garden, green walls and Juliet balconies overlooking Sloane Square and central London. It is now run as a fully managed flex site under Grosvenor's own "Flex by Grosvenor" brand.

One private office suite is available now: a 97-desk suite of 4,683 sq ft, priced at £105,368 per month (GBP, ex-VAT — around £1,086 per desk).
